Rental Terms & Conditions

Please read these terms and conditions carefully before making a booking.
Making a Reservation:
The reservation must be completed by the party leader, including the names of all individuals for whom the booking is made. A NON-REFUNDABLE deposit of $500 per week booked is required at the time of booking. This deposit will be applied as partial payment toward the total rental cost. Upon receiving your completed reservation form and deposit, we will confirm and reserve your dates.
Security Deposits:
A security deposit is not required. However, credit card information will be collected to provide the owner with an option to cover potential property damage or missing items.
Paying the Balance:
The balance of your rental is due in full 60 days prior to check-in. For bookings made within 60 days of check-in, the total rental amount is payable in full at the time of booking. Once your booking is confirmed, the rental price is guaranteed.
Payment Options:
We prefer payments by check (personal, business, or bank) and also encourage the use of electronic funds transfer services such as Zelle or Venmo.
Changes by Diamond on the Island:
All descriptions are made in good faith, and every effort is made to ensure their accuracy. However, advertised facilities, amenities, entertainment, and schedules may occasionally be restricted, curtailed, changed, or cancelled. We will make every attempt to inform you of any changes before your rental begins.
Guest Responsibilities:
All individuals listed on the party details form are responsible for treating all equipment and furnishings within the home with respect and care. Guests must ensure the security alarm system is used whenever the home is left unoccupied, and that all windows and doors are locked. Any spills on carpets or furnishings must be cleaned immediately. On your departure day, all furnishings should be left in a reasonably clean condition.
Code of Conduct:
Emerald Island Resort is a premier community, and it is the guest’s responsibility to ensure compliance with all community rules and to avoid inconveniencing neighbors. The community requires that noise levels remain minimal between 10:00 pm and 7:00 am. In the event of any disturbance, you may be asked to leave the property and forfeit all payments made.
Changes to Terms and Conditions
We reserve the right to modify or update these Terms and Conditions at any time. Any changes will be posted on this page with an updated “Last Updated” date. By continuing to use the website after changes are made, you agree to be bound by the revised terms.
